Three Businesses Coming to Marumsco Plaza

Business pad sites will be built along Route 1

In Tuesday’s Board of County Supervisors meeting, three Marumsco Plaza businesses were approved for special use permits.

A Walgreens Pharmacy will be taking up residence on the site of the building, with a BB&T bank next door. The Walgreens and BB&T will be on the southern portion of the Marumsco Plaza, near East Longview Drive.

A third business, Pollo Campero – a self-described Latin-flavored chicken drive-thru restaurant – would be further north along Route 1 in the strip before the Wells Fargo building.

The existing Five Guys building will be removed to make way for a Walgreens pharmacy. Of the three special use permits for Walgreens Pharmacy, BB&T and Pollo Campero, two would have sign modifications. All three businesses have been coordinating on a brick architectural theme that would be consistent with the updated Marumsco Plaza strip mall facade.

Woodbridge Potomac Communities Civic Association chairman John Karhnak spoke in favor of the improvements being made to Marumsco Plaza.

“The revitalization of Marumsco Plaza can be a trendsetter and a gold standard for North Woodbridge. We see lots of improvements along Route and improvements to Route 1 itself,” said Karhnak. “We encourage the plaza to set their sights high as one to be envied and copied as others are redevelopment.”

Karhnak also encouraged the use of pervious space to prevent storm water runoff and improved pedestrian access.

“We are all very excited about the revitalization of Route 1,” said Woodbridge District supervisor Frank Principi. “The coordination has resulted in, I think, a better look and feel for all the businesses.”

All of the businesses would use existing access to Route 1, there would be no additional entrances to Route 1.

The Marumsco corridor is an eyesore! The plaza needs more than a new bank and a Walgreen.

I'm very excited to see this renewal taking place here. It is such a large peice of North Woodbridge, it could really change the way people feel about the neighborhood and could show the other businesses nearby that it makes sense for them to reinvest too.

Should also mention each of these businesses talked extensively about upping the landscaping along their businesses and Route 1, so that would also improve the look of things.

Good for Woodbridge. You have to start someplace. Set a higher standard and it will be contagious. Don't be discouraged or deterred...just keep working toward improvement. It doesn't happen overnight, but slow and steady progress will show.

The best fix for this lot would be to fix the poor single lane road (east longview) that always stops traffic crossing rt1 by people trying to slow for the big dip in the road to into the plaza from east longview... in fact a really nice thing would be to get rid of bayvue apartments or remodel them into condos... and take out that huge hill everyone most drive over when passing bayvue.

Christopher,
I received an email about this issue earlier this week. That intersection is a definite problem spot, but its in the plans to renovate during the Route 1/123 construction: http://woodbridge-va.patch.com/articles/congested-routes-1-123-to-get-major-renovations-in-north-woodbridge

This entire development ought to be bulldozed. It is an incredibly ugly, low-rent collection of down market stores that do nothing to enhance the area. In the seven years we have lived here the large signs at either end of the strip mall have been skeletal towers of disrepair. That, more than anything, tells us how the owners regard the area. Last night's shooting in the parking lot simply emphasizes what I have understood for a long time. It is a dangerous and unwelcoming environment. I'm not setting foot on the property again.
